The short answer

IHR Dream Cleaning publishes its pest control prices by the size of the home, with 5% VAT already inside them: AED 149 for a studio, AED 179 for one bedroom, AED 199 for two, AED 229 for three, and villas from AED 299. Each is one treatment by one technician, and the price is confirmed with the pest and the home before the visit. That is the whole of the price list for this service, and this guide does not add figures to it.

The reason these are starting prices and not a longer table is not secrecy. A bed bug treatment in one bedroom and a cockroach programme for a whole villa use different amounts of product and very different amounts of technician time, so one figure printed for 'a two-bedroom apartment' cannot be exact for every pest and every case. What can be set out honestly is what moves the price, what the price should include, and how to make sure the figure you are given is the figure you pay.

The service itself is described on the pest control service page, and every other published price, from hourly cleaning to AC work, is on our price list.

What the starting price covers, and what 'from' means

A 'from' price is the lowest price at which the job is done for a home of that size: one treatment, by one technician, in the simplest case. The lowest of them is the studio figure. The booking form asks for the size of the property, from a studio up to a villa, and for anything larger than a studio it says that the final price is confirmed by property size. Until that confirmation, the total you see is an estimate and is labelled as one.

Whatever the size, a visit includes three things. There is an inspection of the affected areas and the likely entry points. There is a treatment targeted at the pest and the places the inspection identified, using products approved for the type of property. And there is guidance afterwards on what was found, what was treated and what to change so the problem is less likely to return.

The price includes VAT, as every price on the site does, and a tax invoice is available on request. There is no call-out fee, and the price list carries no surcharge for a same-day visit, a Friday or a public holiday.

What a starting price cannot tell you is the final price for your home. For that, two questions matter most: how big the property is, and which pest it is. The next section takes those two first, then the four other things a quote is built from.

Six things that change the price

None of these is a hidden extra. Each one changes how long the technician is in the home, how much product is used, or how many times someone has to come back.

FactorWhy it changes the priceWhat to tell us
Home sizeMore rooms and bathrooms mean more edges to inspect and treatStudio, number of bedrooms or villa; number of floors
Pest typeEach pest needs its own method and its own amount of timeWhat you saw, with a photo if you can
Level of infestationOne room is a different job from every roomWhich rooms, how often, for how long
Number of visitsSome pests cannot be cleared in one treatmentWhether it was treated before, and when
Indoor only, or outdoor tooGarden edges, drains and store rooms add areaGarden, yard, outside store, roof
AccessBlocked cupboards and cluttered rooms slow the work or leave gapsAnything that cannot be moved or opened

Home size

Size is the first thing the price follows, because pest work is done along edges: skirting boards, the backs of cupboards, pipe entries, door frames, drain covers. A studio has one kitchen run, one bathroom and one main room. A three-bedroom apartment has several times that length of skirting, usually three bathrooms and a laundry area. A villa adds a second floor, a store room, often a room for household staff and sometimes a second kitchen. The treatment is the same; there is simply more of it. This is why the booking form asks for the size first, and why the confirmed price for a larger home sits above the studio figure.

Pest type

The pest decides the method, and the method decides the time. Ants are usually traced to one entry point near a food source, and the work is the trail and that entry point. A cockroach treatment covers the kitchen and bathrooms in detail: the activity you can see and the places where they are likely to be nesting. Rodent work means finding how they are getting in as well as dealing with the ones already inside, and it often cannot be finished in a single visit. Bed bugs take the longest of all, because each mattress, bed frame, skirting board and piece of soft furniture near the bed is inspected and treated by hand. Flying insects depend on finding what is attracting them. A quote that does not name the pest is a guess.

Level of infestation

The same pest in the same home can be two very different jobs. Small cockroaches seen under one sink for a week are confined to one or two cabinets. The same cockroaches seen in daylight in the kitchen, a bathroom and a bedroom have been breeding for months and are living inside the cabinet frames, the appliance housings and the door frames. The second job uses more product, takes longer and is more likely to need a return visit.

This is the one factor you control: the earlier you call, the smaller the job. It is also why a careful company asks how long you have been seeing the problem and whether you see it by day.

Number of visits

Some treatments work on the insects that are present but not on the eggs already laid. Bed bugs are the clearest case: a second treatment 10 to 14 days after the first deals with the insects that have hatched in between, and where that applies we explain it before the work starts. Established cockroach problems in older buildings with shared shafts and drains often need a follow-up as well, and rodent control is frequently a short programme of visits, not one.

So the question to ask is never only 'how much is the treatment'. It is 'how many visits does this price cover'. Ask for the quote to state in writing whether a follow-up visit is included in the price or charged separately.

Indoor only, or outdoor areas as well

In an apartment the treatment is scoped to the unit, with attention to the shared walls and the points where pipes and cables come in. A villa usually needs the accessible outdoor areas treated too, because that is where the pests come from: garden edges, drains, the boundary wall, the store room. Outdoor work adds area, and it adds time when planting or stored items have to be worked around. If only the inside of a villa is treated while the garden is full of ants, expect them back.

Access and preparation

Treatment goes where pests hide, which is where homes keep their clutter: under sinks, behind furniture, along skirting boards, inside store rooms. If those places cannot be reached, the technician either spends the visit moving things or treats around them and leaves a gap. Neither is good value. A home that has been prepared, with the cupboards under the sinks emptied, furniture pulled a hand's width from the wall and food put away, gets a faster and more complete treatment. Building access matters as well. Register the visit with security and book the service lift where the tower requires it, because if the team travels to the property and cannot get in, the no-access charge of AED 60 applies.

How the pest changes the job

The table sets out what each treatment generally involves across the trade, so you can see why two quotes for the same home can be far apart. It describes the kind of work, not our price for it. The price for your home is confirmed once we know the size and the pest.

PestWhat the work generally involvesVisits to expect
CockroachesInspection of kitchen and bathrooms, bait in cracks and hinges, treatment of drains and entry pointsOne, plus a follow-up for an established problem
Bed bugsSeam-by-seam inspection of beds and nearby furniture, targeted insecticide, heat or steam on fabricTwo as a rule
AntsTracing the trail, baiting, treating the entry pointUsually one
RodentsFinding entry points, traps or secured bait stations, advice on closing gapsOften a short programme
Flying insectsFinding and treating the breeding source and resting placesOne, repeated in season if needed

Bed bug treatment: why it is priced on its own

People search for the cost of bed bug treatment, or 'bed bug fumigation', more than for any other pest, and it is the hardest to price without knowing the home. The work depends on how many rooms are affected and how many beds, sofas and upholstered pieces have to be inspected seam by seam. It is the most time-intensive household treatment, and it needs the second visit described above. Across the trade it is therefore usually the dearest treatment for a home of a given size. Our published figures are the prices by home size above, and a bed bug job is confirmed once we know the rooms involved. The guide to bed bugs in Abu Dhabi explains how to confirm them, which is worth doing before you ask anyone for a price.

A word on 'fumigation'. In everyday speech it means any pest treatment. Strictly, it means filling a sealed space with a toxic gas, which is a specialist industrial method with serious risks and not a routine household service. A household bed bug treatment is targeted: insecticide applied to cracks and joints, and heat or steam where fabric cannot be sprayed. If anyone offers to gas a flat for a low price, decline, and read the note on cheap offers further down.

A general treatment, or one named pest

Many companies sell a 'general pest control' visit: a preventive treatment of kitchens, bathrooms, drains and entry points against crawling insects. It suits a home with the occasional cockroach or ant and no established infestation, and it is the kind of visit many households repeat every three to six months. It is not a bed bug treatment and it is not rodent control, whatever the leaflet says. When you ask for a price, say which you want: a preventive visit, or the removal of a named pest that is already established. If you are not sure which pest you have, the guide to household pests in Abu Dhabi sets out the signs of each.

How a quote is confirmed before any work starts

This is the order a pest control booking runs in with us. The point of it is that you know the price before a technician opens a product.

  1. Send the booking online, on the website or in the IHR Dream app. Choose pest control and the size of the property, and pick a day and time. What you see at this stage is the starting price, marked as an estimate.
  2. Describe the problem: which pest, which rooms, how often you see it and for how long. Reply to the confirmation email with a few clear photos of the areas and, if you have one, of the insect.
  3. We confirm the method and the final price before the visit. Where the scope has to be seen to be priced properly, a technician inspects first. That inspection is free in every area we serve, and you are under no obligation to book afterwards.
  4. Once the price is confirmed, you pay online by card from My bookings on this website.
  5. On the day, the technician inspects the affected areas and entry points to confirm the pest and its extent, then treats.
  6. Before leaving, the technician tells you what was found, what was treated, how long to stay out of each room and which signs would mean a follow-up is needed.

If the job turns out bigger than described

Descriptions are sometimes wrong through nobody's fault. What looked like ants is termites, or the cockroaches reported in the kitchen are in three rooms. When the inspection on the day shows a different job from the one that was quoted, the right course is to stop, explain what has been found and confirm a new price before treating. Do not accept extra work, from any company, on a figure mentioned in passing. A confirmed quote names the pest, the areas, the number of visits and the total, in writing.

What the price includes, and what it does not

Two quotes can only be compared when you know what sits inside each. The first four lines below are what our visit includes. The rest is either a question to ask or separate work that no pest control price covers.

  • Included: the inspection of the affected areas and likely entry points.
  • Included: treatment targeted at the pest and the areas identified, with products approved for the property type.
  • Included: guidance on what was found, what was treated and how to reduce the chance of a return.
  • Included: VAT, and travel within our standard areas.
  • Ask: whether a follow-up visit is inside the price or quoted separately.
  • Separate work: sealing gaps, fitting door sweeps or repairing torn mesh. This is handyman work, quoted from photos before anything is done.
  • Separate work: cleaning the home after the treatment, and cleaning a mattress or sofa once bed bugs have been cleared.
  • Separate work: termite treatment, which has to be confirmed as a job in its own right before anything is arranged.
  • Not a private company's to treat: the shafts, bin room and common drains of an apartment building, which belong to the building management.

If the pest comes back

No pest control price, ours included, can honestly promise that a pest will never return. The neighbours, the drains and the next delivery are outside any company's control. What can be promised is clarity. Some activity for a short period after treatment is normal, because insects are flushed out of hiding. If activity has not clearly reduced within the time the technician discussed with you, tell us and a follow-up is arranged. Ask for that timeframe, and the terms of any return visit, to be written on your quote. The same question put to another company is a fair test of its answer.

How to compare two pest control quotes

The lowest figure is the cheapest only if it covers the same work. Put these questions to each company and compare the answers, not the totals.

AskWhy it matters
Which pest and which rooms does the price cover?A price with no pest named covers nothing in particular
How many visits are included? One visit against two is not the same offer
Is the inspection charged?A call-out fee changes the real total
Is VAT inside the price?VAT at 5% is added to a figure quoted without it
Which method will be used, and where?Bait, spray, heat and steam suit different pests
How long must we stay out of the rooms? The answer should come from the product, not from habit
What happens if activity continues? The timeframe and return terms should be written down
Who does the work, and under which licence?Pest products in untrained hands are dangerous

Why a very cheap offer deserves a second look

Pest control has a floor below which it cannot be done properly: a trained technician's time, the travel, and products approved for use in homes. An offer far below every other quote has taken something out, and the usual things are the inspection, the follow-up visit or the product itself. The last is the dangerous one.

There is an official notice on this. Abu Dhabi Police cautions residents against unlicensed insecticides used at home; the notice is in Arabic and was on its website in October 2026. It names phosphide fumigants, which give off a highly toxic gas, and says there is no suitable antidote. Do not let anyone treat your home with a product they cannot name and show you, and do not buy pest products sold informally. Which authorities regulate pest control here, and what the municipality itself provides, is covered in the guide to municipal and private pest control in Abu Dhabi.

The general method for reading any service quote line by line is in how to compare cleaning quotes in Abu Dhabi.

One treatment or a regular schedule

A single treatment suits a single event: bed bugs brought back from a trip, ants through a gap that has now been sealed, cockroaches in a flat whose neighbours have also treated. A schedule suits constant pressure. Many homes book a preventive treatment every three to six months, and ground-floor homes, villas with gardens and buildings with shared bin rooms usually need the shorter interval. Offices, shops and anywhere with a busy kitchen often do better on a fixed schedule than on a call each time something is seen, and those visits can be arranged outside working hours.

Two points on cost. First, the regular-plan discounts on our price list apply to hourly cleaning. They are not a pest control discount, so ask what a scheduled arrangement would cost when you book instead of assuming one. Second, a schedule only saves money if the home needs it. A high-floor apartment with covered drains and no sightings for a year does not need a visit every three months. The wider question of contracts against single visits, for AC and pools as well as pests, is weighed in annual maintenance contract or pay per visit.

Six honest ways to keep the cost down

None of these is a discount. Each one makes the job smaller or stops you paying for the same job twice.

  1. Call early. A problem in one room is a smaller job than the same problem in four.
  2. Identify the pest before you ask for a price. A photo and a clear description get you an accurate quote the first time.
  3. Prepare the rooms as asked, so the visit reaches every place it needs to.
  4. Do not spray before the visit. Sprays scatter insects and can stop bait working, which makes a second visit more likely.
  5. Keep the follow-up appointment. Skipping the second bed bug treatment to save its cost usually means starting again.
  6. Fix the cause. Cover the drains, seal the gaps around pipes, repair the leak. A treatment in a home that still offers water and a way in will need repeating.

Booking, payment and cancellation

We work every day of the week, 8 AM – 8 PM. Same-day visits are often available for an active infestation, depending on the day and the schedule, and they are charged at the same price as any other day.

Payment is online by card, on a secure payment page; we never see the card details. Because a pest control price is confirmed after we know the home and the pest, you pay from My bookings on this website once the price is agreed. For a quoted job of AED 1,000 or more, 30% is paid in advance by that link and the balance by link once the work is finished.

You can cancel or move the visit free of charge up to 6 hours before the start time, online or by phone. Later than that the fee is AED 30. If the team travels to the property and cannot get in, because nobody is home or there is no key or access card, the charge is AED 60. The full wording is in the cancellation policy.

There is no travel fee in our standard areas. Al Wathba, Al Shahama, Al Rahba and Al Samha carry a flat AED 20 per visit, added once. The steps of a booking, from the form to the confirmation, are set out in how booking works.

Common questions about pest control prices

How much is pest control for a one-bedroom, a two-bedroom or a villa?

The starting prices are AED 179 for a one-bedroom home, AED 199 for a two-bedroom and from AED 299 for a villa, with a studio at AED 149 and three bedrooms at AED 229. Each covers one treatment by one technician, and the price for your home is confirmed before the visit once we know the size and the pest. One confirmed figure is more use to you than a range wide enough to cover every case.

How much does bed bug treatment cost?

It is quoted once we know how many rooms and beds are affected, because that decides the hours of work, and it normally involves two visits. Confirm that it is bed bugs first. A photo of the insect, or of the dark marks on the mattress seam, is enough to start.

Is the inspection free?

Yes, in every area we serve, with no obligation to book afterwards. On-site inspections are kept for jobs where the scope has to be seen to be priced accurately, and pest control is one of them. Where your description and photos already make the job clear, the price is confirmed from those.

Does a same-day or Friday visit cost more?

No. The price list has no surcharge for same-day visits, Fridays, weekends or public holidays, and no call-out fee. Whether a same-day slot is available depends on the schedule, not on a fee.

Why does a villa cost more than an apartment?

There is more of it, inside and out. A villa has more rooms and bathrooms, usually two floors, and outdoor areas that have to be treated if the result is to last: garden edges, drains, the boundary wall, a store room. The pests also arrive from more directions than in a flat, so the inspection takes longer.

Is there a discount if I book pest control with a deep clean?

The published bundle is for fabric care: sofa, carpet, mattress and curtain cleaning are 10% off when booked with a deep clean or a move-in or move-out clean. There is no published bundle price for pest control. If you want both, say so when you book. The order matters more than the saving: treatment first, cleaning after the technician says the treated surfaces can be washed.

Who pays, the landlord or the tenant?

That is decided by your tenancy contract and, in a tower, by what the building management covers in the common areas. Read the maintenance clause before you book, and ask the landlord in writing if it is unclear. If you need paperwork for a claim, a tax invoice is available on request for any booking.

Getting a confirmed price for your home

Three details get you an accurate figure: the size of the home, the pest, and how far it has spread. Have those ready, with a photo if you can take one, and the quote you receive should not change on the day.

What the visit includes is set out on the pest control service page. To start, send a booking with the property size and a description of the problem, and we will confirm the price before anyone is sent.

Questions we get asked

How much does home cleaning cost in Abu Dhabi?

AED 55 for 1 hour, AED 65 for 2 hours, AED 30 an hour for 3–4 hours and AED 25 for each hour after that, per cleaner, when you provide the cleaning products and equipment; our materials add AED 5 per cleaner-hour. Every price already includes 5% VAT, so the figure you see is the figure you pay, with no call-out charge added at the end. A 2-bedroom apartment cleaned by one cleaner for 4 hours is AED 120, or AED 140 with our materials. Regular plans take up to 20% off every visit, and the price is identical on weekends, public holidays and same-day visits.

Is the price per cleaner or for the whole team?

Per cleaner. Each cleaner's visit is priced from the list by its length, so a team of 2 working 3 hours is 2 × AED 90 = AED 180 without materials, or AED 210 with materials. More cleaners finish sooner; and because a longer visit costs less per hour, one cleaner for 6 hours is a little cheaper at AED 170. Most customers still put two cleaners in a two-bedroom apartment so the home is done by lunchtime. You can book between 1 and 4 cleaners on a single visit.

What is the minimum booking?

One hour per cleaner, AED 55. For a whole home, two hours (AED 65) is the realistic shortest visit, and most apartments are booked for two to five hours. Deep cleaning and move-in or move-out cleaning need at least 2 cleaners for 3 hours each (AED 180 without materials), because those jobs cover the inside of cupboards, appliances, skirting boards and bathrooms in detail. The ceiling is 4 cleaners at up to 8 hours each in one visit.

What's included with materials?

Cleaning liquids and sprays, a vacuum cleaner, a mop and bucket, a broom, microfibre cloths and rags, and a step ladder — everything a normal apartment or villa clean needs, carried in by the team. Tall ladders and scaffolding are not included, so exterior windows above ground level and facade work are quoted separately. Choosing materials adds AED 5 per cleaner-hour to the visit price.

If I provide materials, does the team bring anything?

No. Without materials the cleaners arrive with their training and nothing else, so please have your own cleaning products, a working vacuum, a mop and bucket and some cloths ready before the visit starts. If something essential is missing the team cannot substitute it on the day, and the booked hours still run. If you would rather not keep supplies at home, book with materials (AED 5 more per cleaner-hour) and we bring the full kit.

Is there a travel fee?

There is no travel fee in the 18 areas we serve across Abu Dhabi, including Al Reem Island, Khalifa City, Yas Island, Saadiyat Island, Musaffah, Al Shamkha and Al Reef. Al Wathba, Al Shahama, Al Rahba and Al Samha carry a flat AED 20 charge per visit, added once no matter how many cleaners or hours you book. If your community appears on neither list, call us and we will confirm coverage before you commit to anything.

Do you charge extra for same-day, Fridays or holidays?

No. Same-day bookings, Fridays, weekends and public holidays are all charged at the standard rate, with no call-out fee and no peak pricing of any kind. We work daily from 08:00 to 20:00, and the only scheduling rule is that the work has to finish by closing time, so a long job simply needs an earlier start. Same-day visits need roughly 2 hours of notice for the team to reach you.

What if the job finishes early or takes longer?

You pay for the hours you booked. If the team finishes the agreed scope early, they stay for the remaining time and spend it on anything else you would like done — windows, a balcony, the inside of the fridge. If the property needs longer, the team leader asks you first, and the extra time is charged as the difference to the longer visit on the price list, in 30-minute steps. Nothing is ever added to your bill without your approval.

Do weekly or monthly plans cost less?

Yes. Regular visits cost less: 10% off every two weeks, 15% off weekly and 20% off for two or more visits a week (5% monthly). The discount comes off every visit and is rounded down to a whole dirham, so a weekly 2-hour visit is AED 55 instead of AED 65. There is no contract, no membership fee and no paying ahead for future visits, and any visit can be paused, moved or cancelled under the normal policy. Regular customers also keep the same cleaners wherever possible and a slot held each week.

How do I pay?

By card, online, after we confirm your booking. You send a request with nothing to pay; once we confirm it you pay from My bookings, on Nomod's secure payment page — we never see your card details. Jobs priced after photos (fabric care, AC ducts, repairs) are priced by the team first. Jobs of AED 1,000 or more take a 30% advance once confirmed and the balance online before the visit (a visit less than 24 hours away is paid in full, in one payment). The team comes once the visit is paid. There is no cash, card-on-site or bank-transfer option. All prices include 5% VAT, and a receipt for your booking can be printed or saved from My bookings.
