The short answer

An older flat in the centre of Abu Dhabi can be brought back a long way by a proper deep clean. Grease comes off the hood, the cabinet tops and the wall behind the cooker. Limescale comes off the taps, the tiles and most of the shower glass. Dark grout lightens, and the dust of years comes out from behind and under things. What a clean cannot do is replace material that has worn out: grout that has crumbled, silicone that has perished or gone black right through, paint that is flaking, glass that scale has etched, and an extractor fan that no longer pulls. Those are repairs, and it saves money to know which is which before anyone starts scrubbing.

The other difference downtown is getting to the door. Our teams' notes for the central districts say the same three things again and again: street parking is tight, lifts are small, and many older buildings have a watchman but no visitor desk. A visit goes well when the team knows the building, the floor and how to reach you.

IHR Dream Cleaning has its office in Al Danah, so this is the part of the city our teams set out from each morning. A deep clean is booked with at least 2 cleaners for 3 hours each, which is AED 180 with your own products and AED 210 with ours. The central districts we cover are listed with all the others under areas we serve.

What an older downtown flat means for a cleaning visit

By downtown we mean the grid of streets on Abu Dhabi Island behind the Corniche: Al Danah, Al Zahiyah, the centre of Madinat Zayed, Al Markaziyah and the older parts of Al Khalidiyah. The buildings are mostly mid-rise apartment blocks, many with shops and restaurants at street level and offices on the lower floors. The flats are mostly one to three bedrooms, with larger family flats in Al Khalidiyah. This is what our teams have recorded about working there.

What age does to a flat

Three things build up in a flat over decades, and each behaves differently when it is cleaned. Cooking grease settles on every surface near the hob and slowly hardens into a tacky brown film that holds dust. Limescale from hard water is laid down in thin layers wherever water dries, and after years it is a crust. And the materials themselves wear: grout erodes, sealant shrinks and cracks, paint loses its grip in damp rooms, chrome plating wears through.

The first two are dirt, and a deep clean removes them. The third is wear, and no cleaning product puts back what is no longer there. Our notes on older homes give the practical result in one line: older kitchens and bathrooms carry years of limescale and grease in grout and fittings, and a first deep clean usually takes longer than the ones after it.

Parking, lifts and getting to your door

A team booked with materials arrives with a vacuum cleaner, a mop and bucket, a broom, a step ladder and its products. In the centre, all of that may have to be carried from wherever the vehicle could stop. Our note for Al Danah says the team may park a short walk away and carry the equipment in. In downtown Madinat Zayed, paid street parking and busy loading times mean the team may unload first and park separately. You can make it easier in four ways.

  • Ask whether the building has a visitor space, or a spot the watchman will allow for the length of the visit. In Al Zahiyah our note says visitor parking in the building makes a big difference.
  • Choose a morning start. In Al Khalidiyah paid street parking fills up during the day, and a morning slot is usually the easiest to park for.
  • Say which street the entrance is on and name the shop beside it. A block on a main road often has its door on the side street or at the back.
  • Tell us the floor, whether there is a lift and how big it is. A small lift means two trips with the equipment, and no lift is something the team needs to know before it sets out.

When there is no desk

A building with a watchman has no visitor log and no concierge to hold a key, so the arrangement is between you and the team. Put the building name, the flat number and a phone number that will be answered in the booking notes. Say whether the street door needs a code or the watchman needs to be told. If you will be out, a key has to be left with someone you trust, and the notes should say who. The booking form has a box for access notes and asks for a map link, and in streets where several blocks look alike the pin is what gets the team to the right door.

On parking, our area pages are direct: please arrange free parking or a visitor pass, and where only paid parking is available its cost is added to the booking at cost. If the team travels to the building and cannot get in at all, the charge is AED 60, so that phone number matters more than any other line in the notes. Towers with a security desk, visitor registration and a service lift work differently and have a guide of their own: booking a cleaner in an Abu Dhabi tower.

The kitchen: compact, hard-worked and sometimes above a restaurant

Kitchens in older blocks are compact. The hob sits close to the wall and to the cabinets on either side, the extractor is often a small hood or a wall fan, and there is little worktop to spare. The cooking is no smaller than anywhere else, so the grease has less room to spread and builds up thicker. Where it collects is predictable.

  • The tops of the wall cabinets, where nobody looks and the warm air leaves its load.
  • The underside and filters of the hood, and the wall or tiles behind the hob.
  • The cabinet doors and handles nearest the cooker, which turn tacky.
  • The sides of a freestanding cooker and the strip of floor beside and behind it.
  • The window, its mesh and sill, and the grille of any wall fan.
  • The grout lines of the splashback, which are porous and soak the grease up.

Flats above restaurants

Our note for Al Danah lists kitchen degreasing in flats above restaurants among the regular jobs there. Exhaust from the kitchens at street level carries grease, and a flat whose kitchen window or balcony faces the back of the building collects it on the outside of the glass, on the mesh and the sill, and on anything kept on the balcony. That film is removed like indoor grease, with a degreaser and time, but it returns, so it belongs on the regular list and not only on the deep clean.

Restaurants and shared shafts also mean cockroaches. Our notes for older blocks say that shared shafts and drains are where the problem returns, and that a follow-up treatment is often booked with the first. Cleaning helps, because it removes the grease and crumbs they feed on, but it does not remove the insects. That takes pest control, and treatment works best when the neighbours treat too. Why they come back is explained in cockroaches in Abu Dhabi kitchens.

What the kitchen part of a deep clean covers

The work goes from the top down, so that nothing cleaned is dirtied again. First the outside of the hood and its removable filters, the tops and fronts of the upper cabinets and the light fitting. Then the hob, its grates and the wall behind it, with the grout lines scrubbed. Then the sink and tap are descaled, the worktops cleaned and dried and the appliance fronts wiped. The floor comes last, with its edges and the space under the kickboards where it can be reached. Old grease needs time under a degreaser: a cleaner who sprays, waits and then wipes removes more, and scratches less, than one who scrubs straight away.

Three limits are worth knowing in advance. The ducting behind a built-in hood is not part of a clean; only the removable filters are. The insides of the fridge and the cupboards are done when you ask for them at booking, so that the time is allowed, and the inside of the oven is confirmed separately. And a gas cooker is moved only as far as its hose safely allows. Nobody should disconnect a gas appliance in order to clean behind it.

If the kitchen is the only room that needs the work, kitchen cleaning can be booked on its own, and our service page allows two to three hours with one cleaner for most apartment kitchens. The method for each surface is in how to degrease a hood, hob and cabinets.

The bathrooms: scale, grout and no window

Bathrooms in older blocks are often internal rooms, with an extractor fan to a shaft and no window. The water is hard, the air stays damp after a shower, and the fittings have had decades of both. Three things are found in almost every one. The products and methods for each are set out in bathroom deep cleaning; what matters here is what to expect.

Limescale that has become a crust

Fresh scale wipes off. Old scale is a layered mineral crust on the taps, round the base of the mixer, on the shower head, along the tile edges and in a band across the glass. It dissolves in an acid descaler, but slowly, and thick scale needs several applications with time to work between them. This is the main reason a first deep clean in an older flat runs long.

Two cautions go with it. Descalers are acids and must never be mixed with bleach, or used on a surface that still has bleach on it, because the two together give off a poisonous gas. And acid etches marble, so a marble threshold at the bathroom door or a terrazzo floor is cleaned with a neutral product only.

Grout that has gone dark

Grout is cement, and cement is porous. In a shower it takes in soap, body oils and minerals; behind a hob it takes in grease. A deep clean scrubs it with a suitable cleaner and a stiff brush, and most grout comes up noticeably lighter. Our kitchen page states the limit plainly: badly stained grout lightens but may not return to white. Where the staining goes right through, or the grout has worn hollow or fallen out, cleaning has done all it can.

Damp, mould and the fan

Black spots on the ceiling, in the corners of the shower and along the sealant are mould, and they are there because the room stays wet. A deep clean takes mould off tiles, off the surface of grout and off paint that is still sound. It will be back within weeks if the fan is not clearing the steam. Hold a sheet of toilet paper up to the grille with the fan running. If the paper is not drawn towards it, the fan is doing very little. The team cleans the grille and its cover; a fan that is slow, noisy or dead is a repair, which is dealt with below.

What a deep clean restores, and what needs a repair

This is the part to read before you book. Our terms say the same thing in formal language: cleaning cannot restore surfaces that are physically damaged, corroded or deteriorated, or remove stains that have become permanent.

What you seeA deep clean willIt needs a repair when
Brown, tacky film in the kitchenRemove it from sound cabinets, tiles and wallsThe cabinet surface has swollen, peeled or lost its finish
Dark groutLighten itIt is crumbling, hollow or missing
Black sealant round the bath or sinkClean mould off the surface of sound sealantThe black is inside it, or it is cracked or lifting
White crust on taps and tilesDissolve and remove itThe chrome underneath is pitted or worn through
Cloudy shower glassClear the scale lying on the surfaceThe glass is etched and stays hazy when clean
Marks and mould on painted wallsWipe them from sound paintThe paint is flaking, blistered or water-stained
Greasy, dusty extractor fanClean the grille and coverThe fan is weak, noisy or not turning

Worn grout and perished silicone

Grout that is powdery, sunk below the tile edge or missing in places will not clean back, and scrubbing it harder only takes more away. Silicone fails in two ways. Mould grows into the body of the sealant, where no cleaner reaches it. And with age the bead shrinks, cracks and lifts from the tile, which lets water in behind. Both are put right by cutting out the old material and replacing it. Our grout and silicone repair service covers regrouting and re-siliconing in bathrooms and kitchens and is quoted by area and condition. How to judge which joints can still be saved is the subject of when grout and silicone need replacing, not scrubbing.

Flaking paint and stained ceilings

Sound paint can be wiped. Paint that is flaking, blistered or chalky comes off on the cloth, and a careful team will stop and show you instead of making a bare patch. In a bathroom the usual cause is years of steam. A yellow or brown stain with a clear edge on a ceiling is another matter: it usually means water has come through from above, and the leak has to be found and stopped before any paint goes on. The order of those repairs is explained in water stain on the ceiling or peeling paint.

Light scuffs are part of a clean. Holes, touch-ups and repainting are not; they are the work of our wall painting service, which includes wall preparation and crack filling and is quoted by wall area, paint type and condition.

Etched glass and worn chrome

Scale that sits on glass for years attacks the surface and roughens it. Once the scale has been dissolved the glass is clean, but it stays slightly cloudy, most visibly when it is dry. No cleaner reverses that. Our move-out page says as much: badly etched glass may not return to new, and the team tells you before starting. Taps behave the same way. Under a heavy crust the chrome plating is often pitted or worn through to the metal beneath, and what looked like dirt turns out to be the tap itself. A new screen or a new tap is the only cure. Replacing a tap or a shower fitting is a job for plumbing services: the visit starts from AED 99 for the first hour on site, and the fitting itself is quoted after a description or photos.

Tired extractor fans

A bathroom or kitchen fan in an older flat has often run for years with a coat of dust and grease on its blades and grille. Cleaning the grille and the cover improves the airflow and is part of a deep clean. It does not mend a worn motor. If the fan hums but barely turns, rattles or does nothing at all, describe it and send a photo when you book electrical services, where a visit starts from AED 99, so that the work and any replacement can be confirmed and quoted before the visit. Do not take the fan apart yourself. Switch it off and leave it. In an apartment building the shaft it blows into is shared, and anything beyond your own fan is a matter for the building's maintenance.

Clean first or repair first?

If the flat needs both, the order matters. The rule is simple: work that makes dust or mess goes first, and the clean goes last.

  1. Stop anything that leaks. A dripping tap, a weeping cistern or a ceiling stain that is still growing will undo every other job.
  2. Have the grout and silicone replaced and the fan repaired. Fresh sealant has to cure before the bathroom is washed, and whoever fits it will tell you how long to keep it dry.
  3. Paint, if you are painting.
  4. Deep clean, which takes away the dust and marks the other trades left behind.
  5. Have the sofas, carpets, mattresses and curtains cleaned on the same visit as the deep clean, or straight after it.

The exception

Where a kitchen or bathroom is too greasy or scaled for anyone to judge what lies underneath, clean that room first. A first clean sometimes shows that grout written off as finished is sound, or that a tap thought to be dirty is worn, and the repair list changes accordingly.

In an apartment a repair can involve the building as well as the flat, because water and power come through shared risers and boards. Ask the owner or the management whether the work needs their permission or a shut-off by the building's maintenance team. Maintenance work is quoted from photos or a free inspection before anything starts, and booking the repair and the clean close together saves arranging access twice.

How long it takes and what it costs

A deep clean is priced by the length of the visit, per cleaner, from the same price list as every other clean. The hours come from the size of the flat and, in an older one, from its condition. Our hours guide gives these starting points.

FlatTeamYour materialsOur materials
Studio or one bedroom2 cleaners, 3 hours eachAED 180AED 210
Two bedrooms2 cleaners, 4 hours eachAED 240AED 280
Three bedrooms2 cleaners, 5 hours eachAED 290AED 340

Why the first one takes longer

Those figures are for a flat in ordinary condition. In an older flat that has not had a deep clean for years, allow more. Descaler and degreaser need time to work, and the kitchen and bathrooms take the largest share of the hours. If you are unsure, book the guide hours, describe the flat and email photos of the hob wall and the shower after booking. If the job needs longer on the day, the team leader asks you first, and extra time is added in 30-minute steps at the price-list rate, never without your agreement. The next deep clean, months later, is quicker because it starts from a clean base.

With materials, the team brings the degreaser, descaler and other products along with the vacuum cleaner, mop and step ladder, for AED 5 more per cleaner-hour. In a small flat with no storage that is usually the simpler choice. Sofas at AED 30 a seat, carpets at AED 10 a square metre and mattresses from AED 79 are 10% off when they are booked with a deep clean. Every price includes VAT, and the full list is on the pricing page.

Keeping it that way

A deep clean in an older flat buys a clean baseline, and a baseline is cheap to keep and expensive to lose. Grease and scale start again on the first day. For the first weeks they wipe off with ordinary products, and these habits keep them at that stage.

  • Wipe the hob, the wall behind it and the nearest cabinet doors after cooking, while the film is soft.
  • Wash the removable hood filters every month.
  • Dry the shower glass and the taps once the last shower of the day is over, so that no water is left standing to turn into scale.
  • Run the bathroom fan during a shower and for a while afterwards, and leave the door open when the room is not in use.
  • If there is a restaurant below, keep the kitchen window, its mesh and the sill on the weekly list.

Regular visits afterwards

After that, apartment cleaning every week or every two weeks holds the standard. Our hours guide puts a regular clean of a one-bedroom flat at 1 cleaner for 3 hours, which is AED 90 as a single booking with your own products and AED 76 a visit on a weekly plan. There is no contract and nothing is paid ahead for future visits. How the two kinds of visit differ is set out in regular cleaning compared with deep cleaning.

Common questions

I am moving out of an older flat. Will a deep clean be enough for the handover?

A move-out clean is the same deep clean done in the empty flat, and it removes the most common cleaning deductions. It cannot make worn grout, etched glass or tired paint new, and nobody can promise a landlord's decision. Before the clean, look at your tenancy contract and at any condition report or photos from the day you moved in, so that you know which marks were already there, and ask the landlord or agent what they expect to see. What is usually checked is covered in move-out cleaning and your deposit.

There is no lift, or it is very small. Is that a problem?

Not for the cleaning itself. Tell us the floor and the lift when you book, so that the team allows the time and knows what it will be carrying up. Sofa and carpet cleaning uses a machine and hoses, which are heavier than a mop and a vacuum cleaner, so mention the stairs in particular if fabric cleaning is part of the visit.

Is it quicker to get a booking in Al Danah, since your office is there?

Often, yes. Our teams start the day from Al Danah, so short-notice slots in the centre are more likely than on the far mainland, though it still depends on the day's bookings. A same-day visit needs about 2 hours' notice and costs the same as any other.

There is a smell from the bathroom floor drain. Will a deep clean fix it?

Sometimes. If the smell comes from hair and soap on the grate and in the top of the drain, cleaning removes it. A smell that returns usually has another cause, such as a trap that has dried out in a bathroom that is seldom used, or a fault further down a shared pipe. Run water into the drain for a minute and see whether the smell goes. If it does not, the causes are worked through in bad smell from a bathroom floor drain, and it may be a question for the building's maintenance as well as a plumber.

We share the flat. Can only the kitchen and bathrooms be done?

Yes. The price is set by the hours and the number of cleaners, not by the number of rooms, so you choose where the time goes and tell the team at the start. A deep clean keeps its minimum of 2 cleaners for 3 hours each, so that is 6 cleaner-hours to spend on the kitchen and the bathrooms. If those rooms only need a routine clean, an ordinary hourly visit has no such minimum. Agree among the household beforehand which rooms are included and who clears the worktops and the shower shelves, because the team cleans surfaces faster than it can clear them.

Can we stay in the flat while it is being deep cleaned?

Yes. Keep out of the kitchen and bathrooms while the products are working, and keep children and pets in a room that is not on the list; degreasers and descalers smell strong in a small flat. Open a window where there is one and leave the bathroom fan running. Clear the worktops, the top of the fridge and the bathroom shelves before the team arrives, and put away anything you would not want moved.

Booking a clean for an older flat

When you book, add four things to the notes that the form does not ask for: roughly how old the kitchen and bathrooms are, when the flat last had a deep clean, where the team can park, and the floor and the lift. That is enough for the hours to be judged properly.

Our office is in Al Danah, Abu Dhabi, and we clean in the central districts every day, 8 AM – 8 PM, at the same price on Fridays and public holidays. The districts are listed under areas we serve. Choose the team and the hours, say whether we bring the materials, and the price is shown before you confirm. Payment is by card online once we confirm your booking. You can book a visit online, and if a repair is needed as well, mention it in the notes so that the two can be planned together.

Questions we get asked

How much does home cleaning cost in Abu Dhabi?

AED 55 for 1 hour, AED 65 for 2 hours, AED 30 an hour for 3–4 hours and AED 25 for each hour after that, per cleaner, when you provide the cleaning products and equipment; our materials add AED 5 per cleaner-hour. Every price already includes 5% VAT, so the figure you see is the figure you pay, with no call-out charge added at the end. A 2-bedroom apartment cleaned by one cleaner for 4 hours is AED 120, or AED 140 with our materials. Regular plans take up to 20% off every visit, and the price is identical on weekends, public holidays and same-day visits.

Is the price per cleaner or for the whole team?

Per cleaner. Each cleaner's visit is priced from the list by its length, so a team of 2 working 3 hours is 2 × AED 90 = AED 180 without materials, or AED 210 with materials. More cleaners finish sooner; and because a longer visit costs less per hour, one cleaner for 6 hours is a little cheaper at AED 170. Most customers still put two cleaners in a two-bedroom apartment so the home is done by lunchtime. You can book between 1 and 4 cleaners on a single visit.

What is the minimum booking?

One hour per cleaner, AED 55. For a whole home, two hours (AED 65) is the realistic shortest visit, and most apartments are booked for two to five hours. Deep cleaning and move-in or move-out cleaning need at least 2 cleaners for 3 hours each (AED 180 without materials), because those jobs cover the inside of cupboards, appliances, skirting boards and bathrooms in detail. The ceiling is 4 cleaners at up to 8 hours each in one visit.

What's included with materials?

Cleaning liquids and sprays, a vacuum cleaner, a mop and bucket, a broom, microfibre cloths and rags, and a step ladder — everything a normal apartment or villa clean needs, carried in by the team. Tall ladders and scaffolding are not included, so exterior windows above ground level and facade work are quoted separately. Choosing materials adds AED 5 per cleaner-hour to the visit price.

If I provide materials, does the team bring anything?

No. Without materials the cleaners arrive with their training and nothing else, so please have your own cleaning products, a working vacuum, a mop and bucket and some cloths ready before the visit starts. If something essential is missing the team cannot substitute it on the day, and the booked hours still run. If you would rather not keep supplies at home, book with materials (AED 5 more per cleaner-hour) and we bring the full kit.

Is there a travel fee?

There is no travel fee in the 18 areas we serve across Abu Dhabi, including Al Reem Island, Khalifa City, Yas Island, Saadiyat Island, Musaffah, Al Shamkha and Al Reef. Al Wathba, Al Shahama, Al Rahba and Al Samha carry a flat AED 20 charge per visit, added once no matter how many cleaners or hours you book. If your community appears on neither list, call us and we will confirm coverage before you commit to anything.

Do you charge extra for same-day, Fridays or holidays?

No. Same-day bookings, Fridays, weekends and public holidays are all charged at the standard rate, with no call-out fee and no peak pricing of any kind. We work daily from 08:00 to 20:00, and the only scheduling rule is that the work has to finish by closing time, so a long job simply needs an earlier start. Same-day visits need roughly 2 hours of notice for the team to reach you.

What if the job finishes early or takes longer?

You pay for the hours you booked. If the team finishes the agreed scope early, they stay for the remaining time and spend it on anything else you would like done — windows, a balcony, the inside of the fridge. If the property needs longer, the team leader asks you first, and the extra time is charged as the difference to the longer visit on the price list, in 30-minute steps. Nothing is ever added to your bill without your approval.

Do weekly or monthly plans cost less?

Yes. Regular visits cost less: 10% off every two weeks, 15% off weekly and 20% off for two or more visits a week (5% monthly). The discount comes off every visit and is rounded down to a whole dirham, so a weekly 2-hour visit is AED 55 instead of AED 65. There is no contract, no membership fee and no paying ahead for future visits, and any visit can be paused, moved or cancelled under the normal policy. Regular customers also keep the same cleaners wherever possible and a slot held each week.

How do I pay?

By card, online, after we confirm your booking. You send a request with nothing to pay; once we confirm it you pay from My bookings, on Nomod's secure payment page — we never see your card details. Jobs priced after photos (fabric care, AC ducts, repairs) are priced by the team first. Jobs of AED 1,000 or more take a 30% advance once confirmed and the balance online before the visit (a visit less than 24 hours away is paid in full, in one payment). The team comes once the visit is paid. There is no cash, card-on-site or bank-transfer option. All prices include 5% VAT, and a receipt for your booking can be printed or saved from My bookings.
